FREDERICKSBURG, Va. — Matan Companies is moving forward with a new development venture in Stafford County called Crossroads Industrial.
Crossroads is a 219,456 SF Class A development located between I-95 and Route 1, midway between Washington and Richmond. The site offers fast access to Interstate 95 and Route 1.
The project is being built on a speculative basis and is pursuing light industrial and data center users as tenants. With 32-foot clear ceiling height tilt-up construction, ESFR sprinklers, and 64′ dock doors for loading, the building will be state-of-the-art.
Situated on 27 acres, Crossroads Industrial has ample parking with 323 car and 20 trailer parking spaces in addition to six electric vehicle charging stations.
The builder is Howard Shockey & Sons, Inc. Matan, which is developing and leasing the project in-house, is a repeat client. Shockey also partnered with the company on Northlake II in Ashland, a multi-building site approximately 15 miles north of Richmond.
Construction will be completed in late 2023.
