Fast and Furious: Industrial Sector Speeds Ahead

It’s shaping up to be another banner year for the industrial market sector. Explosive market demand for logistics brought on by the continued rise of e-commerce sales is fueling the frenzy.

“Just when the industrial market seemed it could not get any stronger, the new year has seen demand for space far outpace the supply of new product,” reported NAIOP in its Q1 forecast. Economists from real estate company JLL agree, estimating that the U.S. will add another billion-plus square feet of warehouse space by 2025.

As we move into the second year of the pandemic recovery, the industrial and logistics sectors continue to rapidly expand to support the nation’s growth. Regional growth demographics continue to be robust, prompting the development and construction of new logistics, warehousing, and distribution sites, especially along major interstates in the mid-Atlantic.

“The industrial real estate market will continue to experience record levels of absorption through 2022 and 2023.” – NAIOP Industrial Space Demand Forecast

Shockey’s industrial team is building and delivering a lot of space, including an estimated 2,500,000 square feet of space that has been recently delivered or will be in the next 12 months, as we work with a wide range of national and regional market leaders. Several of these industrial projects are being designed and constructed on an accelerated schedule, with project turnover to clients happening within a year of site control.

Industrial Sector Trends

Our industrial team expects these trends in the coming year:

  • Speed-to-market will continue to define the pace of development
  • Urban edge locations will see bigger logistics projects
  • Design-build delivery is the new normal
  • Flexibility and adaptability are key
  • Existing industrial infrastructure is outdated and will be modernized
  • A mission-critical approach is essential for addressing and resolving supply chain challenges
  • Sustainability has begun merge with the industrial sector

“The age of fulfillment and distribution centers is upon us, and warehousing space is at a premium,” according to FreightWaves, which monitors and forecasts the freight industry.

“Backed by a skilled and experienced team, Shockey brings a deep bench of expertise, a proven record of quality work, and strong financial capacity,” says President Jeff Boehm. “As part of the development team, our job is more than construction; we understand the cost of money and the mission-critical aspect of this work.”
