Fast and Furious: Industrial Sector Speeds Ahead

It’s shaping up to be another banner year for the industrial market sector. Explosive market demand for logistics brought on by the continued rise of e-commerce sales is fueling the frenzy.

“Just when the industrial market seemed it could not get any stronger, the new year has seen demand for space far outpace the supply of new product,” reported NAIOP in its Q1 forecast. Economists from real estate company JLL agree, estimating that the U.S. will add another billion-plus square feet of warehouse space by 2025.

As we move into the second year of the pandemic recovery, the industrial and logistics sectors continue to rapidly expand to support the nation’s growth. Regional growth demographics continue to be robust, prompting the development and construction of new logistics, warehousing, and distribution sites, especially along major interstates in the mid-Atlantic.

Northlake II | Matan Companies, Ashland

Construction is moving rapidly toward the finish line for Matan Company’s Northlake II, a Class A industrial development project in Ashland, Virginia (15 miles north of Richmond on the I-95 corridor). This five-building development will be completed in two phases. Phase 1 offers 345,000 SF across three buildings; Phase 2 will provide an additional 655,000 SF in two buildings. Freedom 66 Business Center | West Dulles Properties, Manassas

Located in Manassas, Freedom 66 Business Center is an 83-acre campus that is being developed for multiple users in Northern Virginia. The Class A property can accommodate several large tenants with build-to-suit capabilities, from warehouses to data centers.
