As a result, today’s senior living projects are undergoing a renaissance — one that’s less about institutional care and more about crafting environments that nourish the body, mind, and spirit. In the projects we’re building in 2025, we see:
- Fluid connections with nature: Studies indicate that plentiful natural light, organic materials, and outdoor-indoor fluidity can measurably improve a resident’s well-being. Outdoor courtyards and walking paths are now standard.
- Holistic wellness programs: Fitness centers, yoga studios, and nutrition coaching are must-haves. Classes, lectures, and resident-led workshop spaces engage minds and intellects and spark creativity and discussion.
- Comfortable, soothing interiors: Similar to boutique hotels, today’s facilities beckon with understated luxury that includes warm neutrals, curated art, intimate gathering spaces, and customizable finishes.
- Place-based design: Architecture and interiors reflect local culture and personal identity. The most attractive facilities are rooted in community.

The Village at Providence Point
A model for thoughtful environmental stewardship in Annapolis.
This landmark senior living community includes plenty of green space and forest land, with 123 acres permanently protected under a conservation easement. A tasteful mix of homes and amenities for seniors will honor the region’s distinctive sense of place. The development will include 272 independent living apartments and 30 cottages. An on-site health center will have 48 private health care suites for memory care as well as therapy services. Future residents of The Village at Providence Point have long called Annapolis home. They’ve shaped the city and are eager to continue contributing to its vibrant culture.

The Gallery at Roland Park
A new senior living project in one of Baltimore’s most distinctive neighborhoods.
This new three-story community features 111 apartment homes, including independent living/assisted living and memory care units. The urban-style project will have classic interiors with intentionally designed spaces for residents to connect with friends, try new things, and enjoy experiences they create together. Two dining restaurants will allow residents to experience everything from everyday casual dining to pub/fish house style menus. Amenities include a piano lounge, fitness center, salon and spa, and activity and game rooms. Outside, well-appointed courtyards and al fresco dining spaces complement the community walking path.
Westminster at Lake Ridge
A fresh twist of sophistication on an existing campus in Prince William County.
Consisting of two new 22,000 SF independent living apartment buildings, the project includes associated site development of approximately 2.5 additional acres on the campus. Each building is three stories and contains 12 units, for a total of 24 thoughtfully-designed residences. With private balconies, the apartments blend spacious interiors, modern elegance, and an unparalleled living experience, just minutes away from Washington’s cultural offerings.
