Construction Manager at Risk (CMAR)
When Shockey acts as your Construction Manager at Risk, we function as your pricing, scheduling, and logistical consultant during preconstruction and as the equivalent of a general contractor during the construction phase. This method is best suited for large renovation or new construction projects that have a strict schedule and may be susceptible to changes due to multiple phases, unusual complexity, or a large amount of coordination between disciplines.
Design-Build (D-B)
Design-build is a construction delivery method where the designer and Shockey are hired as one team from the beginning, under one contract with Shockey. With this delivery method, Shockey controls costs through the design and construction phases of the work. Further, as the owner, you have a single source of responsibility (and liability) for the entire project. Correctly executed, the design-build delivery method can result in significant cost savings and faster project delivery.
Competitive Bid (Design-Bid-Build)
This traditional “low-bid” method is best suited for projects that are well-defined, fully-designed, and not subject to change. It is ideal for repeat work (such as a school prototype) where the design product is well known. Under this model, Shockey acts as your general contractor.
