Get Your Kicks…On Route 66

When Nat King Cole rode “Route 66” to the top of the Billboard charts, he conjured up visions of an iconic road trip — and the bliss of the open road. Today’s I-66, especially in Northern Virginia, is more likely to give you the blues.

But relief is on the way. Shockey is currently working on three projects that are helping the region’s stakeholders alleviate congestion, provide park-and-ride options, and support needed logistics along this busy highway just outside the Washington Beltway.

Here’s what’s taking shape on I-66 — and delivering in 2023:

Monument Garage and Transit Center | 262,000 SF

Located at the intersection of Government Center Parkway and Monument Drive and adjacent to the new Express Lanes ramps, this eye-catching deck will introduce approximately 820 parking stalls for DC commuters who choose to carpool or use public transit along I-66. With two stair towers, an elevator, a green roof at the top deck, eight bus bays, and related facilities for kiss and ride, carpool/vanpool commuters, and bicycle parking, the garage features eye-catching decorative aluminum picket cladding.

Headquarters and Operations Complex | 24,850 SF

The new complex for I-66 Express Mobility Partners provides traffic management, emergency response coordination, maintenance, and snow removal for Express Lanes currently under construction from Gainesville to the Capital Beltway. Sixty full-time employees in management, technology, customer service, and operations will be based at 7450 Century Park Drive in Manassas, which features a 25,000 SF office building and technical operations hub, an 8,400 SF utility building, and 28,000 SF of parking.

Freedom I-66 Business Center | 356,800 SF

In Manassas, the Class A Freedom 66 Business Center is 83 acres — one of the few large industrial campuses in Northern Virginia — being developed for large build-to-suit tenants. In all, the site can accommodate more than a million square feet across 11 buildings. Its prime location is less than two miles from two interchanges on Interstate 66, the primary east/west route in the Washington, DC Metropolitan area that also links the District of Columbia to I-81 and the Inland Port of Virginia.
